A Build-to-Rent development demonstrating the importance of maintaining alignment between planning, design, procurement and investment objectives throughout the development lifecycle.

Millwrights Place comprises a 270-home Build-to-Rent scheme in Bristol, acquired and brought forward on behalf of Fiera Real Estate. The project progressed through site acquisition, planning and detailed design before securing a forward-funding arrangement with Grainger plc, one of the UK's leading residential investment and management businesses.

Acting in a development management capacity, the role included acquisition, planning strategy, management of the design team through Stage 4 design, contractor procurement and execution of the building contract with Willmott Dixon. Following forward funding, the project was delivered on behalf of Grainger, maintaining alignment between development objectives, delivery strategy and long-term operational requirements.

The project demonstrates how effective development management supports the successful transition from planning consent to delivery, ensuring that design, procurement and construction decisions remain aligned with investment objectives and long-term asset performance.
